If you are a Mortgage Agent Level 2 or Mortgage Broker who has a client needing private mortgage financing and you don’t have a private lender to fund the deal, give us a call. At Bax Mortgage we have been co-brokering deals for the past 30 years throughout Ontario. Our brokerage is well known for our exclusive private lenders who are vetted and well versed in the private mortgage space.

We co-broker a lot! Majority of our business comes from other brokers who do not have access to private lenders or who simply don’t feel comfortable arranging a private mortgage. We can help walk you through it and help ensure this is the best option for your client.

Advantages to Co-Brokering:

• Access to individual private lenders. Mortgage investment corporations (MICs) are taking over the private mortgage space. A lot of MICs are much more expensive VS an individual private lender because they have a certain return they have to get for their shareholders as well as cover their operating expenses and still turn a profit. Individual private lenders typically charge lesser fees and are easier to work with when a borrower encounters a hurdle.
  
• You are still able to get the deal done! Even though you are reaching out to another broker for help you are still able to offer financing for a client that you otherwise wouldn’t of had.
  
• The borrower remains your client. During the entire process you will be the one communicating with the borrowers. Also, at the end of the term you will also have the chance to refinance the borrowers out of the private mortgage with a financial institution.
  
• The opportunity to work with us! We don’t view other agents as our competitors rather as our referral source. We are always happy to build new relationships with peers in the industry and offer guidance in the private mortgage space.
